UK Finance defends conveyancing fee for lender instructions

UK Finance has confirmed that, from June 2026, solicitors and conveyancers acting for mortgage lenders in residential property transactions will be charged £50 plus VAT per year per user to access the UK Finance Mortgage Lenders’ Handbook – the central set of instructions they must follow when acting on a lender’s behalf.

The handbook, previously accessible via “generic” logins, forms a key part of lenders’ conveyancing requirements and covers procedural and legal checks conveyancers must perform.

UK Finance says the new platform launching in March 2026 will require individual accounts, with a three-month free access period until 1 June before the fee applies.

Reaction from the profession has been strongly negative, with bodies such as the Society of Licensed Conveyancers calling the fee “outrageous, unjustifiable and wholly unacceptable”, arguing that conveyancers should not be charged to access mandatory instructions from their own clients.

Stakeholders warn the charge could increase business costs or risk being passed on to clients at a time when conveyancing margins are already under pressure.
